- Parts and material handling with full traceability. Every fixture, fastener, and finish specified in your scope arrives documented; substitutions require your written approval, never a verbal swap at the door.
- Site condition on completion. We protect your driveway, landscaping, and neighbor access during construction, and we leave the work area broom-clean after every phase, not just at final walkthrough.
- Schedule accountability with real dates. Your contract includes milestone dates for permit submission, rough inspection, and final; if we control the delay, we own the remedy.
- Honest pricing locked at signing. Under Haven Standard Clause 1, your written price is your price. No change orders for conditions we could have reasonably foreseen, no “discovered” costs after demo.
- Documented photo record on every visit. You receive dated images of existing conditions, progress milestones, and any deviations found, not a narrative summary.
- Free Second Opinion on any competing written estimate. Bring us another contractor’s line-item quote and we’ll review it against your permit set at no charge.

If something’s off, we fix it. That’s the entire process.
Here’s how it works in practice. During your 365-day coverage window, you notice a finish crack along the kitchenette drywall seam, or the mini-split isn’t holding setpoint, or the egress window opens into the fence clearance you specifically discussed. You call (424) 523-8492. A live person answers, 24 hours a day. We schedule a return visit, review the photo record from original construction, and determine whether the issue stems from workmanship, material defect, or normal settlement. If it’s our work, we repair it. If it’s a manufacturer’s issue on a prefab component we specified, we coordinate that warranty claim as part of our scope, not yours to chase.
The make-it-right commitment applies specifically to build-to-permit accuracy. If the as-built ADU doesn’t match the drawings LADBS approved, that’s on us, period. No depreciation tables, no pro-rated coverage, no “reasonable wear and tear” carveouts that leave you arguing over definitions. Ellery ADU Studio Van Nuys is licensed and insured, with coverage that extends through every phase of your project, from design through final inspection. That matters in Van Nuys specifically because LADBS requires active licensure for permit pull on any ADU over 120 square feet, and because hillside zones near the Sepulveda Basin trigger additional grading and structural review where uninsured work can leave you liable for neighbor property damage.
Our technicians and crews are background-checked and uniformed. License numbers appear on every page of our documentation, not just claimed in conversation.
