James Hardie Garage Conversion ADU: The Van Nuys Owner’s Guide

James Hardie fiber-cement siding and trim systems for garage conversion ADUs in Van Nuys typically run $18,000-$34,000 installed for the full exterior package, including moisture barrier, trim, and paint-ready finish. We stock HardiePanel vertical siding, HardiePlank lap siding, and the complete HZ10 series trim catalog on our Van Nuys warehouse shelves, and we can specify and install within a standard design-build contract. Most Van Nuys garage conversion ADUs we see were originally sided with stucco or T1-11; the shift to James Hardie usually happens when the owner wants the 30-year warranty and the fire rating that satisfies LA County brush clearance zones.

Owners usually discover the problem during permit review or mid-construction: the existing garage siding is too deteriorated to meet Title 24 energy requirements, or the inspector flags rot at the sill plate where stucco met the slab for thirty years. Sometimes it’s a homeowner who already bought James Hardie materials from a big-box store and realized the HZ5 series they grabbed isn’t rated for Van Nuys sun exposure.

Which James Hardie Models This Applies To

We specify and coordinate James Hardie systems within our single-contract design-build model. The relevant product lines for Van Nuys garage conversion ADUs are the HZ10 series (formulated for high heat and UV exposure), HardiePanel (vertical siding, common on modern ADU facades), HardiePlank (lap siding, the standard for matching existing Valley ranch architecture), and HardieTrim boards and bands.

Here’s the compatibility gotcha we see most often: James Hardie labels its products with a small stamp near the edge reading “HZ10” or “HZ5.” HZ5 is manufactured for freeze-thaw cycling; it will fail prematurely in Van Nuys heat. The stamp is your verification. We also check the 5/16-inch thickness on plank versus the 7/16-inch panel thickness, because mixing these on the same wall plane creates a shadow line that reads as an error, not a design choice.

OEM James Hardie is what we specify. Aftermarket fiber-cement exists (Allura, Nichiha), but color matching to Hardie’s factory-applied ColorPlus finish is nearly impossible without full repainting. If your existing ADU already has ColorPlus in Monterey Taupe or Iron Gray, we source OEM. For paint-ready primed boards, quality aftermarket is acceptable under Haven Standard Clause 3, provided we document the substitution in writing before installation.

Signs Your James Hardie Garage Conversion ADU Is Failing

Signs Your James Hardie Garage Conversion ADU Is Failing
  • Edge swelling or “fuzzing” at cut ends. Fiber-cement is stable, but improper field cutting without sealing exposes the core to moisture. In Van Nuys, this shows first at north-facing walls where morning dew lingers. We find this on about one in three garage conversions where the previous owner did their own siding repair.
  • Cracks radiating from fastener heads. James Hardie requires specific corrosion-resistant nails set to precise depth. Over-driving fractures the board; under-driving leaves the head proud, and the thermal cycling in Valley summers pops the paint. The crack pattern looks like a spider web centered on each nail.
  • ColorPlus finish chalking or fading unevenly. South and west walls in Van Nuys take brutal UV. Factory ColorPlus carries a 15-year finish warranty, but only when installed to spec. We see premature failure where installers skipped the required 1/8-inch gap at butt joints, trapping heat and accelerating photochemical breakdown.
  • Trim separation at the garage door header. The header carries structural load and moves seasonally. HardieTrim must be installed with a gap and back-sealed; rigid adhesion without accommodation for movement cracks the trim and lets water into the framing. This is the repair that most often turns into a full-wall replacement.
  • Moisture staining on interior drywall opposite the garage exterior wall. By the time you see this, the weather-resistive barrier behind the James Hardie has failed at a seam or penetration. In Van Nuys, this correlates strongly with original construction that used building paper instead of self-adhered membrane at the sill.

Replacement Cost & What’s Included

Component Typical Range in Van Nuys
HardiePlank lap siding, full wall (per sq ft installed) $8.50-$14.00
HardiePanel vertical siding, full wall (per sq ft installed) $10.00-$16.50
HardieTrim boards and bands (linear ft installed) $6.00-$11.00
Weather-resistive barrier replacement (per sq ft) $2.50-$4.50
Full garage conversion ADU exterior package (typical 400-600 sq ft footprint) $18,000-$34,000

The range depends on three factors: how much of the existing substrate is salvageable, whether we’re matching ColorPlus or repainting, and whether the garage slab needs a perimeter moisture barrier retrofit (common in Van Nuys pre-1980 construction). Under Haven Standard Clause 1, we deliver a written price before any work starts. That price includes the permit set, the materials, the installation, and the 365-Day Done Right Promise. No change orders for conditions we could have observed during our site visit.

We document with photos at arrival, mid-installation, and final inspection. You receive the set, organized by date. The document either says it or it doesn’t - let’s look at the document.

What you can safely check: walk the exterior with a screwdriver and probe gently at any swollen or stained areas. Note the HZ stamp on existing boards. Measure the height of your garage door header and whether the trim shows a gap at the ends. Photograph anything suspicious. This is useful information, and we welcome it.

Where DIY goes wrong: fiber-cement dust contains silica. Cutting without OSHA-compliant dust collection is a genuine respiratory hazard. More critically, improper fastening voids the James Hardie warranty and creates liability if the ADU fails inspection. The 2019 California Residential Code adopted specific fastener schedules for fiber-cement that differ from wood or vinyl. We’ve replaced full installations where a handy owner used the wrong nail pattern and the inspector red-tagged the wall.
